Yeah @Jay Hinrichs.  I am very specific with how I co-brand with lenders.  I also do not ask them to "give" me money directly.  They can contribute to some marketing materials I am putting out, but they will not just pay me money directly.  Also, I do not tell me that they have to use said lender, just there is a lender here.

@Jay Hinrichs In Texas we are able to partner with lenders.  It was actually at my brokers suggestion that I initiated working with lenders.  As long we offers suggestions for more then one lender or other professional.  Even then it is not required, just reduces your liability.  But Thank you for looking out.  i cannot comment on other states since I am not licensed there.

@Tony Nguyen If you are not finding any here on BP, you can also check out Facebook.  There are most likely groups dedicated to investors in your area.

Hi @Kasia Sliwa.  I am not a Mortgage Broker either, however I do partner with them all of the time for advertising.  I would recommend meeting with some in person and interview ones that you know do a great job and that you get along with.  I have seen so many agents start doing a long term marketing plan with LO's and Mortgage Brokers and they end up not working well with them.

Hi @John Berg.  I actually lived in Melissa for almost a decade and can recommend two different brokerages for you.  One is a small brokerage that is hands on, but does not offer as much.  The other is a larger and offers significantly more in terms of technology and support.  DM me if you would like to hear more about either one.

I market my group/team name and then use my name for all contracts and paperwork.  Meaning all of my signs and ads say the Terrell Macy Group.  I also have a new agent that is going to start branding his group with his first and middle name as well.  

In Texas you can market your group/team or individual any way you want.

Starting here is great.  I also strongly recommend going to your local meet-ups.  That is where you will be able to connect with local investors and find out what they are looking for.   Also, as @Account Closed mentioned, I would recommend taking the time to understand the numbers and building contacts.

You should contact @Tim Macy.  He really knows his stuff.  I have sent several clients of my own to him that are looking for buy and hold, and not one has come back disappointed.

I want to chime in on Realtor Representation, I think that the previous posts have had great answers.  Though I will say that (at least in Texas) you can switch financing with an amendment.  I have done this many times with a client.  Not once has the seller cared, so long as we close and they get paid. 

For the Buyer's Rep agreement, I personally do not have investors sign a blanket one.  I work with the knowledge that they will work with a few other realtors in the area and I need to focus on bringing them the best deals.  Also, I really focus on providing great value so they do want to work with me.  If we are not a good fit then I do not want to force the relationship.

Foundation issues are very common in San Antonio, TX.  I typically recommend to get an engineer's report completed to see the extent of the problem.  Depending on exactly what it going on you may be able to leave it alone, but unless you have have a professional look at it, it is hard for anyone to give solid advice.  Good Luck!
