Tenant called about mold issue. She complains that she's been sick which might be caused by mold. I researched on BP and my plan is to order a professional inspection and treat the issue accordingly. Can someone recommend a good inspection company? And does inspection company treat the mold as well? If not, I would also like recommendations on companies that can treat the problem.

Hi All! I'm wondering if anyone could generously show some examples of forming partnership with contractors. I have a contractor that I've been working with for over 4 years. I want to work out a partnership with him to acquire apartments. Any advice would be great! 

Hi everyone! I have a duplex with both sides rented out. One side started to complain about dogs barking from the other side and waking her up at 7. The dog is a Staffordshire Bull Terrier and was adopted a few months ago. I haven’t had rental problems with dogs before so I’m not sure what I can do. I can talk to the owner of the dog and ask if they are training the dog. But will that help at all? Can anyone share any successful solutions?

Hello! I have a single family rental that's built on slab. It doesn't have any storage space. The tenant agrees to take care of the lawn himself but doesn't know where to store the lawn mower. I thinking about getting a garden shed. The cheapest I can find is about $400. Any other ideas?

Hello! I'm looking for some advice on effectively and properly contacting owners for off market property. I have mailed out letters based on tax record but got no response. I'm thinking about what else I should do. Two questions:

1.  Is there anyway for me to get phone numbers to contact the owner? And even if there is, should I do that or not? I definitely don't want to be too creepy... 

2. If I can find other properties that under this owner's name, can I wrote to those addresses? Particularly one address seem to be the primary residence.

Hello! Does anyone rent in lower income area in Atlanta? Given the low inventory +high property price, I am exploring new areas to find multi-family rentals. One of the areas I am looking at rent for $500 per door. I just wonder, if I find an older property (meaning higher maintenance cost), and with tenants paying $500 for 2 bedrooms, is it possible to make cash flow? Can anyone share experiences on low-end rentals?

Hi everyone! We're rehabbing a house that we plan to rent out later. My husband spent a ton of time to decide whether he should buy a white ceiling fan or a black ceiling fan... and among the white ones, which to get. He literally went to homedepot twice, and examined these two pages for 1 hour.

Post: Electrical Permit Question

 I know the ultimate answer is to call city of Atlanta, but their automated system seems to have no option to speak to a human.... I guess I need to go there to speak to someone.

To answer the questions: This is Atlanta/Fulton. I need to rewire the house so this is a big project. I know it's a bit funny to worry about $175 when I've budgeted thousands for this project -- but I'm just a bit detail oriented and I want to make sure I understand what's going on. I just don't quite understand why the contractor needs to pull two permits for the project. 

And, can someone let me know how many inspections I need to pass? Do I need to have an initial inspection when all the wires are not covered, and then have a final inspection when the walls are done?

Finally, any good recommendations for electrical contractors?
