Hello everyone! I am a buy and hold investor and I need some help on what type of financing I should look into. I already have 4 conventional mortgages on my rental homes so I'm looking for a bank that can go beyond 4. Most people I heard on the podcast said I should call local banks. But I found most banks only offer balloon loans, not long term fixed rate mortgage. I just wonder if other buy and hold investors do consider balloon loans? Or I should keep calling until I find someone who can offer a long term fixed rate option?

And if someone knows such a lender in Georgia, please let me know!

Can I buy any security system and find someone to monitor for me? 

Thanks @Guy Gimenez ! So do you monitor it yourself? E.g. if someone breaks in, you'll be notified on your cellphone, and then you call police? Not quite sure how that works out.

Hi everyone! I need some immediate help here. I've been working on renovating a rental for a few weeks now. This morning when I arrived at the house at 8:30, there are three suspicious people standing at the back of my house, and they immediately run away when saw me.

I am very worried about they'll come back and do something when no one is here. What would you recommend? Should I get a security system set up right away? Will the self-installed ones for ~ $150 work just fine or shall I go for one with a contract? I think security system can be a plus when I rent this home out.

Alternatively, maybe I can find someone to watch the house. The problem is that water isn't on yet. So I'm not sure I can find a reasonable person who won't mind the inconvenience.

Any other advice would be greatly appreciated! I'm so worried about losing everything I've been putting into this house so far!!!

 That's exactly what I was tying to do. To use electricity from the neighbor for some tools. Did you pay the neighbor? How much is appropriate? 

Thanks for all the replies! And sorry I wasn’t clear at the beginning. I will have to pull electric permit. But I was trying to save for HVAC and plumbing permits so I wanted to get those done before we have electric inspection. 

Thank you in advance for reading. I have a not strictly “black-and-white” question, i.e. I know what the correct answer would be but yet still want your opinion on this.

I just got a property and am doing some updates before renting it out. Admittedly I was trying to go cheap. I had my contractor working on it without pulling a permit. The cable outside of the house was damaged so we have no electric. And as you would predict, a neighbor came over. He actually offered me to get a line from his house to get electric. But the question is should I take the offer? And if yes, how much should I pay him?
