Steve Rozenberg Brynn and Michael stated the two obvious reasons. Cash flow and passive monthly income but you have to scale out in order to make a lot of money. I look at rentals as long term investments. Also don't forget the equity in the house that's determined by the market as well. That's the beautiful of real estate there are so many strategies to get to your goals.

Yup. Water heaters and furnaces most definitely hit your pockets hard. But I'm glad you are still learning. As stated above it's really sad how greedy and deceptive a lot of people are in this industry. Sometimes you really don't know about about someone through researching them and have to rely on your gut. It's a lot of shady people in the industry.

Ben McMahon it's most definitely like that in chicago right now. Things seem so dry. I'm not in the business of ripping anyone so I don't try to just offer them thrash. Always be honest with people and build quality professional relationships.

Brittney Carstarphen for the most part I focus on the south side suburbs for great ROI returns for my buyers. But I'm open to other locations if I have a general understanding of the neighborhood. Long as it's a good deal I'll consider it lol

Tim Sutton Vincent Mazzaferro yeah that's what I know for the most part about the west side. I know for example to stay out of cierco, but honestly from what I heard and what I see on the market Austin is starting to rise in value. Oak park is right there so that's my assumption. So I would assume anything close to oak park will begin to appreciate in value over the next few years. Can anyone else chime in their input?

I honestly think both are needed. It doesn't matter where you invest in the stocks as long as you do. The main reason that I see investing in stocks is because I don't want to strictly become a consumer of a particular company. So for example if I find myself constantly buying Nike or apple products or BP gas then I'm going to buy portions of that company. So then when I buy products of these companies in a way it's like I'm investing in myself as well as the company. Real estate on the other hand is used for short term and long term wealth building goals (flipping vs rentals) so again I say both are needed. The same strategies apply for any investment. Buy low and sell high.
