I don't want to exactly reiterate what others said. So I'll just say that, I completely agree with what others have said about it. So in summary. Both act as a middle man and are similar but kind of different. I think of wholesaling as customer service mix with a ton of marketing. Your duty is to please your buyers and repeat the process. You are saving them money and or time. Usually, It's for when you don't have much capital or looking for a quick paycheck. Flips on the other hand you could flip to investors who are buying in that area you just rehabbed or you can put it back on the market if you think it could go quicker and make more money . But the profits are much higher than a wholesale if you invest in the right areas. But usually investors use HML or if they have the funds to purchase the property and supplies to fix the house themselves. The thing about flips or wholesales(if it needs too much rehab) is you can lose money in repair costs if the Sold comps value isn't much higher than the cost it took you to fix the home. Hopefully this helps and if you think it's going cost you too much to fix a house don't bother lol.

Wait.....so Trump is going reduce the FHA loan rates??? If he is did he say to what rates? I also thought Trump was pro real estate.....well I hope he brings out some kind of business loans for investors. By the way did someone say he is also taking away the 1031?????? Why??????? He as as well as others have benefit from the 1031.

Also make sure there aren't any exemptions on the property.

As Brynn McNicholas said you can make money in cook county. But when there is a good deal you have to get on it asap. Taxes in cook county, IL can destroy a deal.

I have heard about the zoning and permit issues some people have come across. It's unfortunate it's hard to make deals and get goals done within real estate in Chicago recently. But I do have some information about land located in Oakbrook if anyone would like to know about it PM me
