Hi everyone, I'm just starting out in multi units and I have my first duplex! I'm very excited and would eventually like to move up to larger units. I'd like to start educating myself on the expenses of various multi units. What is the average costs for a 4 unit, 5 unit and 9 unit? These are the size of multi units I'd like to start aiming for Thank you all for your advice :)

It's difficult but not impossible. The issue is that most people owe much more than what the home is worth. You can find a pre-closure in one of the "hot" markets but they're so competitive right now. But if you market directly to home owners you could get lucky. Just depends on where you want to spend you time and marketing $

I would suggest a direct mail piece to burnt out landlords or out of state owners that own multi units. If you use listSource they have an option to choose multi-units. Or even network with a local broker or other wholesalers at your local REIA. I'm not familiar with the GA, but the best deals are the off-market deals. Those are good methods to find them. Also another option is work with a realtor and have them add you got their email list and use the keyword "multi-unit". Maybe look at multi-units with DOM over 90+. Maybe they'd be willing to sell on terms. Put the energy out there to other people that you are looking for multi-units and it will come back to you :)

Hi everyone,

I'm a wholesaler in the Detroit area and I'm starting to get a lot of leads in the Detroit area. This question is for my Detroit wholesalers. How did you market your properties to out-of-state buyers? I grew up in the Detroit area and spent a lot of time in Detroit and I believe the city is having a huge turn around! People from all over are looking to buy and I'd like to find them. Any advice or opinions would be greatly appreciated :)
