Hi everyone,

I'm a wholesaler and I mostly deal with vacant or owner occupied homes. Lately I've been getting tenant occupied properties that landlords want to wholesale. I see a lot of investors asking for the 'rent rolls'. Now that I'm going to start wholesaling tenant occupied properties, what makes up the rent rolls? I'm assuming it's the history of the tenant paying the rents, but how is it given? Excel?

@Jon Lafferty - didn't you say that banks don't look at DTI for commercial loans? Do you have a business plan to present to them showing the numbers?

Again I'm assuming you're going to banks for commercial loans on multi-units of 5 or more?

@Jon Lafferty - Where did you find your commercial lender? I'm mostly looking at 4 plex multi units right now but eventually I'd like to step up my units so I will need to talk to a commercial lender. Not even sure how commercial loans work.

Hi everyone,

Quick question. I have a duplex with one furnace and one water heater. I don't charge my tenants for heat or water and during the winter months it really starts to add up. 

Do you pay for gas and water at your duplex or somehow have tenants pay?
