Seller/Private lender opportunities

I am looking to pursue some multi family opportunities in the state of GA, that are either seller financed or funded via private lender. I am currently in 3 contracts for properties through conventional mortgages but want to pursue some additional opportunities outside of that.

Anyone out there that can point me in the right direction?

I would suggest a direct mail piece to burnt out landlords or out of state owners that own multi units. If you use listSource they have an option to choose multi-units. Or even network with a local broker or other wholesalers at your local REIA. I'm not familiar with the GA, but the best deals are the off-market deals. Those are good methods to find them.

Also another option is work with a realtor and have them add you got their email list and use the keyword "multi-unit". Maybe look at multi-units with DOM over 90+. Maybe they'd be willing to sell on terms. Put the energy out there to other people that you are looking for multi-units and it will come back to you :)
