@Kevin Jeter  I completely disagree with @Account Closed on this. It is 100% a concern of the buyer. The buyer could be ensuring that you truly have an equitable right to the deal which I have dealt with at length, especially commercial deals that I have moved. There is no harm in that.

However, the only time the number on that contract makes sense for the end buyer to see is if you are assigning the property.  If you are double-closing, obviously you don't want to show your cards. If you are double-closing and he wants to see your right to the deal, simply scan a copy of the contract and black out the purchase price. I do it all the time.

@Eric D. One can absolutely acquire financing through off-market properties. However, most wholesalers, including myself, will not be in a position to acknowledge much less accept an offer with the red tape that comes with financing. I strongly recommend using a hard money lender for wholesale properties.

@Darren Finney You'll have no problem fetching a solid pricetag for a 3/2 new build, market rate property in Springdale. I have my hands deep into the development market and know the area well. Do you have a builder in mind that you are speaking with?

Hi guys,

Just curious to see who else is searching for transaction funding for their wholesale deals. I am told that wholesalers in Pennsylvania, Ohio, Illinois, etc. have to abide by crazy rules that don't allow one to use the "C" party's money to fund the A-B transaction. What other states are having this problem with title laws?

Would love to hear from wholesalers whom are having funding issues in states with goofy laws that don't allow double closings as our group is working ways around the laws to get it done.

@Chris Nordella There are many tricky areas in Indianapolis that vary VASTLY from street to street. Therefore, I agree with my brother @Clay Manship that this needs thoroughly investigated. Lots of scumbag folks pawn off trash in those areas to outsiders.
