I have a question for full-time real estate investors who have purchased mid-size commercial properties (multi-family, office, retail, etc.)

Many of us on this site are investing in single-family homes, some multi-families, etc. I am curious how you scaled your businesses into rolling your profits and expertise into acquiring larger apartment buildings. What advice would you give to investors who are stuck looking into more deals that revolve around residential investing when we want to move up to the world of commercial eventually?

How did you do it and what would you do differently?

Hi all-

I recently made the leap to go about acquiring my CCIM designation. I have heard that the insight, education, and networking are second to none and the designation really blazes a trail for commercial investments.

I am looking to connect with CCIMs on BP who might be able to shine some light on the designation and recommendations for how to go about completing the coursework. I am based out of Indianapolis and I am ready to get this under way.

I was in your same position several months ago. I used invested in Docusign and didn't look back. It is well worth the $200 investment. The app works great, and you can crank out 100s of offers a day with ease.

Dotloop is very confusing and seems to be the ugly brother of the tried and true Docusign from my experiences.

I work in commercial property tax valuing retail centers, office towers, and million square foot industrial buildings.

The assessed value of the property has ZERO to do with what it is actually worth. The market knows, the assessor rarely does. Weigh all of your research on the market and where sales point. Looking up an assessed value for anything other than a property tax appeal is moot.

In case you can't tell, EVERYONE has their own different opinion on their brokerage license. Mine happens to kindly disagree with @Stephen Barton.

From the second I pressed "place order" to the time I passed my test and was officially registered spanned 13 days. I did mine on the side while I worked my 9-5. Overall my first years fees including the online class, test, registration, and Indiana annual dues was approximately $2,000.

Looking for a title company in Ohio (Cincinnati) that has the capacity for a double (back-to-back) closing.

 I will be closing on a property then selling by owner to another investor in the area. I am not doing any marketing of the property as I know this investor personally.

What is the best way one goes about researching liens, judgments, or other hiccups with a property that may pose an issue down the road? I am acquiring a package of off the market properties and want to ensure that I have crossed all my T's researching items that the Title Company wouldn't always pick up.

Getting my license was the best thing I've ever done for RE investing
