I live in Phoenix and I have a property in Milwaukee WI, My question is : I wanna form an LLC for tax reasons and of course for liability protection. Where is a good place to do that in WI or AZ ???

Everybody Is saying the same thing! Low inventory!!

That's true but sometimes the best deals are maybe a few miles outside the city or one hr south. 

Make your own deal!! I invested in Milwaukee and it works like a Swiss watch!!

I'm ready to buy my own house in Phoenix area soon and I'll be glad to share thoughts and ideas.

Just finished a rehab project. Took me around 3 months but it's finally done.

County assessed value before the rehab was $99.300  and that's for 2016. I put around 30k into the project. Changed the roof, some plumbing, electric, replaced  the water heaters, furnace, new carpet and flooring , new paint , new appliances, new bathrooms..

My question is how do I get the new market value of the property after finalizing the project.

I'm gonna hire a personal appraiser do get an idea of how much the property it's worth now after the rehab...but I wonder how the county assessor gets the new value of the property in their books for this year 2017. 

Do I have to call them ??? or what's the procedure???

I checked the other day with the RE agent. I went there On mOnday and  did my inspection and checked what needs to be done. Thank you one more time!

I already follow up with my agent and asked for PCR. The building is pretty solid but I'm afraid about the details...Sometimes the devil is in the details!!!

Hi! and thank you in advance for your answers..

I'm in the process of buying a HUD property...They just let me know that I won the bid because the person before me somehow didn't have the funds or whatever.

So I signed the contract send it in 48 hrs term...I signed the documents with the bank  payed for an appraiser and now I am waiting!!! This waiting is killing me...

Why should I do next ..order a inspection?? I went the other day with my agent we took a look and kinda figure out what do I have to do to get it ready for rent. Some remodeling, new floors ...tiles..windows..

I read about search for the title, or get an inspector..My agent told my that most of the HUD properties are clean and ready to sell without having any legal problems. And the inspection part is tricky to cause you have to order a filed agent to turn on the water, gas, and electric for a few days to check everything...

So I don"t know what should I do next. Big dillema!!
