Hey BP family,

We are rehabbing one of our units with a backyard of about 600-700 sq feet. 

We want to put in a concrete patio to cover part of yard but need ideas for rest of yard.

Can Anyone recommend ideas with our $2000 budget, pictures of your projects would be appreciated! This will be a rental so we want to save money down the road on water and monthly landscaping if possible!

hey @Luke Marlar great job! My wife and I are going through same process currently. Interested in why you are planning to sell instead of a possible refinance where you can pull some of your cash out and then rent the place and have someone pay down mortgage? 

@Matthew Rayl lets connect more on this. I have some ideas! I def know of real estate ventures where you can def make greater returns than 6% pretty conservatively to take advantage of that cash you now have but this would be a more passive approach.

@Lynette Braun thanks for that helpful response! I'd like to pick your brain more about the #3 reason you gave. I have already gotten started in real estate investing and hungry to do more but using lot of my own cash for rehab and remodel.

@Nero Leblanc great to hear you are looking to create something bigger out of what you have been gifted. I am in a similar boat. My wife and I just purchased a duplex here in San Diego and have a great mentor who I have learned a lot from about investing in the San Diego market. 

Would love to connect further and share anything that I have learned that might also be helpful to your situation. I am also excited to do another deal in 2018 here in San Diego so possibly we could help each other both with that goal.

Slow on committments, I am still building a base of accredited investors who see me as that guy!- been a great learning process tho.  we can plan to meet up before RE meeting as well, can only stay until about 630.

@Eric Gee how is your search coming? I started out in same spot last year and landed my first duplex in central san diego on Jan 2. Currently doing rehab on one of the units that we are planning on moving into. Plan is to do the same for the front unit before 2018 ends and refinance early in 2019 (currently doing all the research I can on how to refi to get as much cash back out as possible).

@Keaton English how are you brother? sorry we have not connected yet here in San Diego. I have been to one of Andrew's meet ups. There was a good mix of people who were helpful to talk with. I'd be down to plan to attend this one with you if you are interested.
