Sounds a little high considering the house has a new roof.   Have you tried Farmers Insurance? They have great rates and great policies! Let me know if you need help contacting an insurance agent! :)

I've never heard of someone doing 100% finance, the max goes from 70 to 80% depending on the lender.  I recommend getting one with the 80% and going from there, if you need an excellent leader just let me know, I can help you with that!

Networking at events is great if you can have time to go, networking in all Facebook groups is always a great idea, I especially love ConnectWiseKC, they even have a verified contractor list, you send your info and you always will be on their database where a lot of people can see it every day!
Also, Facebook ads can be helpful too! If you have a Facebook or Instagram page, it's easy to do!

My favorite company for property management is PMI Destination Properties, they are incredibly professional, always return calls, and are always on top of everything!

For the most part, condos are not great to get a positive cash flow and for the price of a condo you can get a small house, if you can I recommend staying away from condos and going for single homes instead! If you need help finding the best deals I can help you! ;) Or you can just take a look at ConnectWiseKC on Facebook! It's a great group with lots of good deals!

Also, there are a lot of great Facebook groups where a lot of people post their Real Estate Deals and offer services of all kinds! My favorite one is called ConnectWiseKC, they even have a verified contractor list so it's easier to find the contractor you need!

As a Real Estate agent, I wouldn't work with a house with an attic and crawlspace sealed shut, definitely a red flag! Sometimes people so crawlspace encapsulations to avoid moisture but there should be paperwork and a warranty to prove it and you can still access it in some capacity!

Facebook is also a great resource to connect with other investors and contractors.  My favorite place is a Facebook group called ConnectwiseKC! Lots of great advice and they even have a verified contractor list so is easier to find everything you need!

Also, there's this group on Facebook called ConnectWiseKC and they have a verified contractor list and I think they have a legal section, maybe you can find other people there too! Good luck!
