I am a super new investor.  I bought my first out of state property in San Antonio (I am in Hawaii).  I try to follow all the steps that they discuss on the podcast.  David Greene's book - 'Long Distance Real Estate Investing' was super helpful.  I think the most helpful advise was Brandon and David saying that your first property will, most likely, not be a homerun.  Its just about getting started.

I have not gotten a business credit card yet.  but I like Chase cards.  I think that there is a limit to how many you can get in a certain amount of time to get the signup bonus.

Hi @Jeremy Rosen.  Welcome from a fellow newbie.  I recently bought my first investment property, a duplex in Bexar County.  On the bigger pockets podcast they say that the first one usually isnt a home run but just to get the gitters out.  I added the 'gitters' part.  I am investing from Hawaii and found that David Greene's book - Long Distance Real Estate Investing' was super helpful.

My advice: Contact a realtor and get on their mailing list, get pre approved, and analyze a property everyday.  Just be ready when a property comes up.  I think that it is easy to get stuck in 'analysis paralysis' - I took up residence there for awhile.  My goal was, using the 12-week year process, I made a goal to make 3 offers by the end of the 12 weeks.  Make micro goals and work from there.  Best of luck!!

Hi @Aigo Pyles - the only pix that I have are the ones from the inspections.  Going to have a virtual walk thru after the tenant moves on 06/30.
