Thank you Kristian, finding a good mentor is something that is invaluable in realestate. My mom is a realestate agent mostly for investors and she has helped me a lot while I'm getting on my feet!

My current brokerage does not help generate any leads or anything like that. They work for my mom because it is a lower commission split, I feel like I am struggling because I have no leads. This is something I'll look into!

@Heather Bailey Wow thank you so much for spending your time to help guide me! I am definitely hosting at least 1 open house every weekend and that is actually how I found my first clients! Following up with clients that I have helped is something I will start doing especially since closing is coming up. 

With the CRM I am still getting use to mine, I'm thinking about taking classes to get more familiarized with it! I feel like once I have it set up I will have better connections with people I have worked with and will work with!

Thank you again especially for your encouragement, it has honestly been a hard couple of months but I know its lessons I have to learn!

Good afternoon everyone!

I have always been surrounded by real estate and real estate investing since I was little. When I graduated I decided to pursue a career in becoming a real estate agent! It has been 4 months and honestly it is a lot harder then I expected. I have 2 closings coming up this month and feel like I am finally beginning to get on my feet! My ultimate goal is to save up enough money to invest in a fix and flip property(which my family has been doing for a while) and live in it, until I rent it out and use the equity for another home.

For any real estate agents or professionals in general, how do you find consistant deals? This is something I have been struggling wrapping my head around. Thank y'all!

 Thank you so much I'll definitely look into other applications. I'll definitely look into those features when I am comparing comps. I know as a new investor I might miss a couple of things but I hope as I do more comps I grow more comfortable and miss less features.

I have seen those calculators, I definitely need to become more comfortable with them. I also have seen some of those BP lives so I'll join the next one! Some of my family has access to the MLS so I have been using theirs to practice. Its just that only one person can use a account at a time. Thank you so much!

1. use the same bed count, go up or down a half bath

2. start at a 1/2 mile radius from your target house (expand 1/2 mile each time to get more comps)

3. start at 3 months back (expand 3 months more each time to get more comps)


I'll definitely use these tactics once I have access to the MLS. Luckily, that will only be in a few months!

Hi George! 

I just wanted to see if your still considering that area, have you been able to find a property that fits your house hacking strategy in that area? I'm 17 years old and new to real-estate and house hacking seems like a great way to take advantage of a property out here in Colorado. I would love to hear how your real estate experiences has been!
