Good evening!

I am currently in the processes of getting my real estate license and don't have accesses to the MLS, despite this I still want to practice doing comps on housing in my area to better understand what makes a deal great. Do y'all have any advice relating to how to have more reliable estimates and how to find sub-markets in areas? Thank y'all so much!

Hi everyone!

I'm currently 17 years old in the Aurora/Denver area and will be getting my real estate license in July! I would love to meet up with investors and agents in person in my area to learn more about real estate and any advice they may have. How would I find meetups in my area? Thank y'all so much!

I wish I started thinking like you when I was 17. To answer the question how do you convince co-signer.

1. Understand different options we have in RE market 
2. Which specific area you thoughts are inclined .. simply saying define your Buy Box 
3. Learn by reading books and watching BP / similar videos
4. Find a mentor 
5. Understand how much you / co signer can invest with out risking a lot
6. Setup alerts in MLS and watch your buy box daily
7. Put deal on paper with help of mentor buy discussing pro cons and possible cash flow
8. Present it co-signer by explaining out come of above discussion 
9. Prepare exit strategy.

10. Walk through every step and make sure they are comfortable


By following these steps it may take a year or 2 to become expert in your market for you to start investing

Thank you for your reply! Learning through books and podcast have definitely been a priority for me these past few years. However, joining meetings and seminars definitely sounds like a great opportunity. Also, focusing on how I want to make money in realestate is something I am still figuring out but I am definitely leaning more towards long term rentals. Thank you again for your advice!

Thank you for your help! Credit is definitely important in any loan and is a crucial factor to get a bank to trust you and that you are reliable. I have spoken to some of my coworkers about credit and also my parents who have a background in banking. Also, under the right circumstances and deal I might be able to get a couple of lenders to help me qualify to buy the property. The idea of surrounding myself with people in my area in the position I want to be in is very helpful and one that I need to apply. Also I definitely need to do more research on other unconventional ways to invest in realestate. Creating a side hussle around realestate sounds like a amazing opportunity.

 Thank you so much for your advice! Surrounding my self with those who are successful or eager to be in real-estate is definitely something that I need to do more. Although I help my family out with simple flipping jobs like landscaping and going to open houses I feel like I should engage myself more. Thank you agian!
