If I’m an investor, buying a house with a different agent doesn’t stop me buying with you also, I’m not limited to buying one house at a time.....

Regarding paying per hour, I don’t want to waste the realtors time, but I’m paying for the service of the closing of a deal, if I pay an agent every time I see a house that doesn’t close, how is that a successful business venture?

I am not arguing with you, I’m trying to understand your view?

I thought if he would represent me for the resale that would be enough?

Meaning if he actually finds me a deal he is guaranteed to get paid?

It’s for flips, so I thought agreeing to hire him for the resale of every property he brings me is enough, but I guess to your advice we can do a short trial agreement and see how it goes!

That I for sure understand, if an agent shows me a property, they will represent me for the buy and then the resale!

I thought that was enough, as if they haven’t found me a deal, and a different agent does, why should I be stuck, I appreciate the time etc, I would just be skeptical to rely on one agent, and not be able to have any other agents looking for deals for me.........

Hi all Investors and Realtors!

I met a realtor today who only works with investors that said that he would only work with me if I exclusively work with him, no other realtors!

Is this normal, my thoughts are, if he’s working with other investors, then why can’t I work with other realtors?

Am I a clueless Newbie, is this how it’s done!?

Please lmk your thoughts!?

Hey, I am also new!

My first steps of action have been mainly built around building a team!

Agents, contractors, lenders, title company etc!

Also networking with people with more experience than me, trying to add value to them and while at it learning from there every move!

Obviously this is all after education!

Thanks Oh wow sounds like you live in a expensive area!!!!!

The reason for my hesitation is that although number wise you are correct that 18% is good etc, but with only $25k profit best case scenario, is that not leaving too little margin for error?

A market swing or/and a miss predicted rehab cost could easily leave me with no profit or in the red fairly quickly!!!

What are your thoughts?
