Hello BP community, I am rehabbing a house that needs more capital then what I originally planned. This is putting above budget. @Scott A. when you and the seller agree on the terms of the property you prepare a contract similar to purchase and sale agreement, http://www.realtyassociation.com/files/purchaseagr...

The hard money lender will need this contract along with other documents in order to underwrite the loan.

Can someone recommend a GC that can work with draws for payments? The property is in Palm Bay Florida.

The house needs mostly cosmetics. The roof and A/C are the priority at the moment.
