Good morning, I bought a house in florida, zip 32909, that was a legal 3/2 but the garage had been converted about 20 years ago, to a bonus room with bathroom and separate A/C. When I went through the buy process there was an issue with that garage conversion not being permitted. The fines were removed and I bought the house. How do I know if the house is considered a legal 4/3? I don't want to ask the county until I'm ready for potential more fines etc. Thanks, Elda

Hello BP community, I have a tenant in Palm Bay Florida that is moving out. (I will be selling the rental property) Does anyone have a house to rent in the Palm Bay Fl area? They have been great on time tenants for 4 years. If I had another house I would love to keep them. They need a place ASAP. Thanks in advance! Elda

@Arpan Patel I would like this property to supply enough cash to pay down some debt and avoid a hard money loan on my next investment (fix and flip). But not sure what's the best option. 

@Arpan Patel: to answer your first questio, I am thinking about how I will fund my next deal. I need to pay down my debt in order to qualify for a line of credit. Theres about 100k in equity so yesterday I considered keeping it as a rental (tenants don't want to move anyway) and taking out HELOC. I would have positive cash flow as a rental and 100k towards next purchase. I wouldn't pay down my debt as fast, though.

What are your thoughts?

@Jason Hirko My profit margin definitely has room to add more investment. The neighborhood is worth adding 20k.
