My wife and I utilized physician loans during residency with 0 down and 0 pMI. Despite that, we are still cash flowing one property 175 a month and the other 425. 

If I were to funnel in 40-50 k it would get mr to 20-30 percent down on each. Would this be worth it?

rates are 4.4 and 4.1 on a 30


man a physician so coming up with they cash isn’t impossible

Can someone correct me? Can’t we just take people to court and get money from garnishments once the moratorium is done? It’s not a pass on rent

It is real... it seems better for what it’s worth on my sample size. Before when patients came in they were plentiful and on deaths door. Seems better? Maybe?


the politicization with treatment is nuts... no we don’t use hydroxychloroquine in my setting cause I treat the sick ones, if it benefits it’s early on.

I or my coworkers have never had covid at least from what we could tell and we get tested easily. 

The reason we have not is the fact we wear masks...

The cdc hasn’t issues a nationwide mask mandate.... 

Oh I forgot to mention we are doctors treating covid patients...

if they don’t pay, can’t you take them to court and garnish wages when this is done?

I don’t want a hassle but I don’t mind suing and getting money down the line. 

this is going to crush people. I’m a physician and my three mortgages on highly leveraged property are a little under one paycheck for me. Without the student loan halt, I’d be ****ed. Idk how non high income earners are doing this. 

This will tank property prices.

I’ve seen so many threads on here say to walk away and let things ride. I wanted to play devils advocate as this has been an on going issue. We are nearing an agreement. My arguments were actually what was posed against us in an argument. Wasn’t necessarily Trolling but just really wanted A clear opinion and to push the right way.

often times you see thread sort of split. Wanted full opinions.

Maintenance requests were abysmal actually. It wasn’t a daycare before only after what we did to it. I’m not seeing it the same way. Even as it’s it’s more valuable.

If it came down to it I plan on it. We have a lawyer as a family friend but would prefer to not call in a favor for this if it doesn’t need to be. The keys are handed over soon and we will see how it goes.
i don’t think it’d be worth it given the primary nature of most of damages was lack of upkeep and water damage. It needed to be painted anyway.

I’m a landlord myself and I’d never be like she had been. Maybe because it’s a hobby, maybe it’s just my nature, idk. When it’s all said and done I’m just a W2 worker that is trying to get 5-6 properties to supplement my 401k in retirement. Figured id ask the cut throats and smart people what their perspective was
