thanks everyone I think I might have to do the cash for keys but now I have to figure out a date to do it and the place is well maintained (surprisingly). I talked to her on the feb 1st but she didn't say anything about paying rent for the month, in Massachusetts you have to wait 14 days before you can give a notice. Should I wait till than and give her a week to move if she accepts cash for keys or do it Monday

no I did not give a notice because I had to give her a 30 day notice and wasn't the landlord until the 31st and since February is a short month, Massachusetts wouldn't allow it only I did it on the 29th of January

@Account Closed I will be going to the house to fix some outlets on the second floor should I give her the option than

@Samantha Klein that was the plan cash for keys seems to be a lot more simple. She's scared that I'm going to evict her but doesn't want to pay it makes no sense but when should I bring up the cash for keys method to her

Ok BP family finally got my first house that I will be house hacking in a few (hopefully) but I'm having a issue with the first floor tenant. I became the landlord on January 31st and on feb 1st my tenants in a 2 unit had to pay there rent. 2nd paid no problem but my 1st floor tenant is upset because she has to leave, she's on a month to month no lease and didn't pay her rent she has to leave but I feel like she's going to give me some issues getting her out. My question is what steps can I take for her to move without heading to court for a eviction process. Also my second tenants rent covers all PITI and water bill and is very happy with me being the landlord since I already having a few things fixed for that the other landlord wouldn't do for her. I'm in the western Massachusetts area as well FYI (Springfield Ma)

hey BP members I was just curious if anyone  knows of any good hard money lender's in the Western Massachusetts area. Do I have to put 20% down or will day fund 100%?.  looking to see what they asked for and how I can accomplish buying a fixer-upper and starting a brrrr. Any information would help thank you BP members

@Koritas Jones fha only needs a credit score of 580 for a 3.5% down if it's under 580 its 10% down

thank you for the information didn't think about the credit card advance and will ask friends and family and see what will help the quickest
