hey BP fam. So me and my brother have some money put aside to buy a  multi family. The issue I’m running into is, there’s nothing really out there in western Massachusetts and if there is. We don’t have enough. I would like to know if anyone know the western Massachusetts market and still buying property at this time. Would love to get some info.

there’s a lot of people on this post that would like to buy property in Springfield which is awesome. I have a two family that I bought with a fha, I had it rented out fully making a amazing cash on cash return but of course it’s a fha so one of the tenants had to go so I can move in. That being said I would like to see if the people that are really interested, be able to meet up for a coffee meeting and throw some ideas together and see if something great come out of this. I would like to buy another property by the summer of 2018 but would need a parntner to do that so hopefully we can all meet and see this through

@Stanley Parsley yes I agree on affordable housing and the house I bought is just that. I have a tenant up stairs who is happy that I’m intative to any issues that comes up like her water tank that kicked the bucket she only had to wait 24hrs before it was up and running. At this moment I feel like I tip my toes in the koolaid and now I want the dive all the way in.

Hello BP Members. Like to start with saying that I bought a 2 family home in Springfield mass area and already felt the ups and downs of being a landlord. I had a nice cash flow going on but I had to move in to the property since it was finance through FHA. That being said I was making $900 in profit for the first 3 months until I had to move in. Lady didn't want to move and didn't pay rent. So I started a eviction process which is fairly easy and got her out in 3month, basically killing any profits I made but the experience was well worth it. So, now that I moved in and almost have it set-up to my families liking, I'm ready to buy another 2-4 family. That being said I'm looking for help. Want to meet some western mass/CT investors maybe for coffee or even be able to help with anything in a property or even showing a unit to tenants. Really would like to buy another property by 2018 with a BRRRR strategy and like to be able to do that with a partner since I know I won't be able to come up with 25k minimum alone. Definitely 10k-15k though. If anyone that would like to meet, comment or send some advice, I would greatly appreciate it

well I gave her a 30 day notice that she signed and I verbally gave her another month @James Qiu so for may she paid rent the 30day notice was for June which she didn't pay rent and I verbally gave her July free of rent so I filed for eviction so I can get a court date in the beginning of august since she wasn't really finding anything and I want to move into my property plus I was willing to give her $1500 if she moved

I try to talk to a management that denied her because of the eviction and they didn't want to review her app so now I'm trying to find someone who would take her because she really isn't a bad tenant she was just dragging her feet to move

so I just bought this house with a FHA and now I gave this lady 60 days to move out plus willing to give her $1500 if she moved out during that time my issue is she had two weeks left and she couldn't find anything to move into so I proceeded and filing eviction and now there's an issue of her not being able to proceed to look for another unit because now it shows that she has a eviction process so now she can't get a new place to live. My question is should have I waited those two weeks or putting in the process of eviction was a good idea. I gave her a notice may 17 and I was going to give her until the end of July (75 days total) but I filed on July 11th.should I or should I have not waited.

@Rich N. already figured that. Im renting right now on a month to month from family that's why I'm not stressing to get her out and worst cast I might have to wait till April but so be it

I can give give her a 14 day notice to quit if she doesn't want to agree on cash for keys or I can just do tomorrow doesnt matter to me I'm not stressing it. She's on a MONTH TO MONTH as well no real lease

thank you everyone and I think I will wait till the 14th because I just spoke to her agent And she's actively looking for a place
