Post: Out of state heir to a property

I have a seller that I have been working with a seller for about 2 months now that lives in California and he inherited a house in Kansas City. The house is in a great neighborhood and is in a great school district.  The house has a 15 year mortgage on the house with 13 years left on it and the payment is 1300 per month and covers insurance and taxes to pay the 120k off.  The property is worth around 200k. and needs a lot of rehab.  

This house was added on to two times and now has a 2 bed 1 bath apartment on it that is metered separately and up stair has 3 beds 2 baths all of the bed rooms are huge. The house could be completely rented out for $1900/month. The kitchen needs to be remodeled and opened up into the living room.  Now here is the problem the gentlemen is going through a divorce and his wife will not sign off for the sale of the house anytime in the near future.  He is paying the 1300 every month and not being able to take advantage of the house.  What can we do in this situation?

@Paul Herman that is some good advise.  I have found that KSK you can get those records. I know it is a less desirable area but it still has some good areas that are sought after.  Have you got anything from doing pre-forclosures? what are you looking to do with those properties when you get them?

I would check out KC Metro Homes. They really specialize in that price range for buy and hold properties and those properties are going to be in good neighborhoods.  some other turn key providers in Kansas City have cheaper houses but they are in lower end neighborhoods.  A lot of California investors come to Kansas City because the affordability and returns your investments provide you.  I hope this helps PM me if you would like Todds number at KC metro homes.

If you are coming to Kansas City to invest Know that Kansas City sits on the border of two states (Some people don't know that) and there are different demographics for both.  There are both pros and cons of having one or the other but just be educated on it. As @Nick McKinnis stated there are big differences within a short distance. There are lots of turnkey providers in Kansas City and each one specializes in different things. I would love to talk more about the are if you help deciding.

Jasmine, I understand that you like your property but if they are only able to manage them when they are tenanted then they are only doing part of the job.  They should be able to take care of all of this so that you can stay hands off and focus on building your portfolio.  I would recommend looking at a few different companies.  PM me and I can she with you who I use for mine.

I use alpine Property Management for all of my properties and I have all of my out of state investors call them because they offer the best hands off service I have found.  Derrick is the person to take with. PM me and I will get you his contact number.

@Rickey Ear let me PM you and send you my email we can talk on there.  As car as crime in a neighborhood goes, KC is weird because the dynamics of a street might be pretty bad but one more block over could be a great crime free area.  I have had two shootings where I live in Downtown there are still apartments that rent for 1600/month.

@Rickey Ear I would feel safe there.  I'm not sure how the crime is in that area but sheltered white people wouldn't go there because it is east of troost and they assume that is the hood.  There are a lot of working class people in the area.  the average income in that area is $27k

@Rickey EarWhat part of Lydian and 64131 that is the biggest question?  there are a few sketchy parts but properties in that area are pretty desirable if they are in the center school district.  I grew up my whole life in that zip code it is pretty diverse. 

@Greg Williams what kind of properties are you looking for in Kansas City?
