Out of State Markets

Hello everyone!

I am getting back in the saddle and searching for my next property with my focus on cashflow.  Living in California the price points are a little higher than I am comfortable with at this time, so I am looking at other markets outside the state.  I have done a couple of webinars with Maverick Investment Group on the recommendation of another BP member to look at turnkey options outside of my market, but wanted to see if anyone has had good experiences with certain markets or has recommendations on where I should focus my efforts.

I have been looking at:

Chicago area

Nashville are  

Kansas City (based on the webinar)
