@Kevin Stringari I have listened to interviews with one of the owners of those security deposit insurance companies and most of the time they will not pay out a claim unless you have a monetary judgement. I cannot tell you how many times I have been to eviction court and won possession but the judge does not award a money judgement. It is not as simple as filing a claim and thats it. So in practicality i do not think those companies are a great option. Just my opinion.

@Kevin Stringari I saw on your website you were advertising specials half off security etc or half month rent o move in. Is the market that soft in Charlotte or that saturated that incentives are needed to keep places full?

I just hate to see those kinds of specials as it hurts all of us.

@Mark W. Is CNB still doing 80% on cash out refi? The bank i normally use just dropped to 75% because of Covid

@Nikki Closser There were two cities in California that did the same thing and a group of landlords sent the city a letter from a lawyer stating they would sue the city for loss of rents if they did not lift the ban. The city then reversed the ban. I think you need to get local landlord groups together and do the same.

@Heather Schmidtknecht In some cities HUD FMR is below market rent, and no the voucher holder is not allowed to pay the difference. Now some of them will offer to do so because they want the house but it will get you and them kicked off the program if caught. I would first find a local investor who takes section 8 to see what they pay in your market. If you cannot find anyone local then call the housing authority, they will give you estimates.

Does anyone have experience with using a virtual assistant with pre screening tenants when they first make contact online or via phone?

Also looking to split a VA with someone since I do not have enough work for full time on my own.
