Normally section 8 will not let you terminate mid month. You should call your caseworker to confirm. Normal practice is until the last day of the following month.

@Alison Cummins I bought a foreclosure, last owner let the cats run the place we demo everything and have been cleaning with bleach and painting with Shellac. 5 weeks later still cannot get rid of smell. It's better off not to allow animals not worth the hassle for the tiny pet deposit or pet rent it wont cover the damage or cleaning. To get the air vents cleaned alone was $540

I just remove them and never get a maintenance call amazing how that works.

@Alicia Ramirez 30 day notices always go to the end of the following month. So if you are giving a 30 notice now what that means is you are leaving by Feb 29, 2020. Now you can leave earlier but you are responsible for the rent for the entire month. This is common practice. Just like your landlord cant give you a notice to leave on Feb 10th. He has to give you until last day of the month.

The 30 day notcie is a notification that they will vacate by the last day of the next month. Jan 31, 2020. And rent must be paid up until that date. Now if they choose to leave early fine that is their choice but rent is still owed. Now you re rented the place for Jan 15 so I would deduct 14 days of rent plus cleaning from their security deposit. They do not get to choose any random day of the month to leave. 30 day notices always go to the last day of the next month.

@Frank Procopio I have thought of this but let's say market rent is $1000. So you advertise instead at $1100 a month. Don't you lose applicants because now you are advertising a higher rent then market.

My other question is what if person section 8 budget only reaches $1000 which would cover market rent but not the additional $100
