Hello! Welcome to BiggerPockets. This is a wonderful site and community. I recommend "The Ultimate Beginner's Guide", which is a fantastic overview. I agree with Parker that "The Book on Flipping Houses" is a great read for anyone interested in house flipping, as well its companion book "The Book on Estimating Rehab Costs", which is relevant for most aspects of real estate. Another fun thing about those books is that, though they're applicable in most markets, the author, J Scott, did his first flips in Austell, GA, right near you!

Hey. Well, it's kind if a pseudo but necessary first step. I finally sent out postcards to find motivated sellers. I say "pseudo" because I can still stall out and not answer the phone or follow up. I'm pretty excited about it, though.

I encourage you to take that first leap. You can get caught up in a lot of education, as it is practically endless. I've gotten caught up myself and, after over a year, took my first real action just yesterday.
