Hey, Charles. Please let us know how this works out. I am looking into targeting property owners that are delinquent on their taxes. Good luck!

Thank you everyone! We found a great space off of Eagle Dr.
Thank you Mark and Julie. That would be great if I could get that contact information for the space by the Pizza Hut. I'm looking for a horrible retail location :)

Hello. I have a question for commercial real estate investors. My wife and I have a (non-real estate) business that we have been doing out of our home for the last 5 years. We are looking to expand and want to rent an office space where we can have employees go, receive deliveries, store equipment, do computer work, etc. It is not the kind of business that relies on foot or driving traffic, but I would love for it to not be in too sketchy of an area. We live near Bells Ferry in the Towne Lake area of Woodstock, Georgia, and want it to be within 15 or so minutes of our house for convenience. Please let me know if you know of any spaces that might work. Thank you!

Hello, all. I just sent my 3rd round of direct mail postcards and got a call from someone who has land, perhaps several parcels (he was a bit vague). It is in a nice neighborhood in Hiram, GA and I don't know what to do with it. Neither he nor I have named a price. Does anyone have any suggestions as to what to do? I would love to partner with someone who knows more about this. Thank you!

Hello! Welcome to BiggerPockets! This is a great site and community.

Thank you everyone for your responses. I really appreciate you all investing the time to help me out!

Hello! Last month I sent out about 500 postcards to absentee homeowners in various zip codes around Cobb and Cherokee counties in Georgia (Kennesaw, Marietta, Woodstock, Canton, Acworth, etc.). I received 4 responses (3 calls and 1 website comment) and no deals, which was fine. I sent out postcards to the same list this month and have received only 1 response which was a request to be removed from the list. My criteria are the following:

- 50 to 100% equity

- out of state owners

- last sale date of 3+ years ago

I purchased the list from Listsource and used Click2Mail to send out the postcards (4.25 x 6) with a nice photo and a brief message.

Is this a low response rate? I was ok with the 4 out of 500 from the first mailing, though I obviously wanted higher. However, 1 out of 500 seems very low. Is it a bad time of year for this? I just wanted to see what people usually experienced around here (just north of Atlanta) with their direct mail campaigns.

Thank you!
