It's been known for some time now, but the truth is that it is more than possible to buy from another company who made the oil purchase from him. Even in the high end real estate market (casinos, hotels, bulk reo packages) you will find that there is a lot of overseas oil money (not necessarily US allies) buying big chunks of these high end US properties.

Hi Everyone,

I'm a new member and really like the site. My name is Ed Cohen. Many people call me EDCO. I co-own a company called Explorations Incorporated. We Explore and Incorporate All Real Estate Probabilities.

Our company works in different areas of REI. We match investors to properties based on their parameters. Anything from small sfr wholesale deals to larger properties including existing hotels, casinos, multiplexes, shopping centers, etc... We also have investors (sometimes myself) that fund land development projects which can also include large residential or commercial development projects including, but not limited to casinos, hotels, stadiums, golf courses, etc...

I have been a very successful entrepreneur who started from meager beginnings and enjoy teaching and helping both newbies and seasoned veterans to achieve their real estate investment dreams.

I look forward to getting to know the other members of the group.

I can see how you might differentiate the 2 as some of the big gurus and books tend to differentiate them. I have had both traditional "businesses" and I now have a Real Estate Business. I'm more than an investor so I would consider my Real Estate Company a business.

If one were just a real estate investor they might not consider it as a business (if they were equating it to say the stock market). But make no mistake, a business is about providing a product or service to a buyer (customer). If you have a property and are renting it, you can consider the property a product and your tenant a customer. If you are selling an investment property, the property is a product and the buyer is still a customer.

It really does come down to percentages. When making an offer to assign a wholesale deal most of the time you are looking at a profit of 5-10%, but there can always be exceptions. You have to keep in mind your assignee's buying parameters. If they are buying the house to live in then they may not be looking for or know that there may be a huge discount, if they are an investor they may not buy it unless it has a specific discount (say 30%). Always ask an investor what discount they are looking for. One may want 20% discount or even just 10% discount while another may want at least 30% discounted. The investor may be looking to assign as well. Depending on who your buyer is will determine the discount you can sell at. Obviously the area the property is at(general price range) will determine what the actual dollar amount per percentage point will be.

In addition, you can search the internet classifieds for motivated or distressed sellers. This allows you to call the home owner directly and work out a deal with them.
