I use a regular Excel spreadsheet for our rental property expenses. Is it IRS' requirement to switch to quickbooks now?

Hey there!

We are expecting a termite treatment at our 4-plex. I also received a quote to replace damaged wood (as termite company does not do that). If I leave the damaged wood the way it is, are there any risks involved with that?

thanks Tom and Seth. That's what I thought too... But I then wonder why my property Mng company didn't fix it during getting ready of the property? We paid 1200$ to get it move in ready!

Hey guys!

We have a 3-bedroom house in Fort Worth, TX area that we just got move-in ready.

The new tenant moved in (he's an OWNER in another state, relocates to TX for several years for work, has a dog: german shepherd). Upon moving in, he submitted a LONG list of items that need to be repaired.

I am surprised by this list, as supposedly our property management company SHOULD have inspected all the mentioned items! Not sure if we have a high-maintenance tenant, or maybe he's covering his end, or if the PM did not do a good job...

I pretty much have an idea, but I am curious what items would you recommend me to fix and which ones to let go. Here's the list:

1. Straighten mailbox post and mounting

2. Exterior faucets (hose bibs): Re-seal all around base where attached to the wall, front and back yards

3. Front door: Check that deadbolt is secure; deadbolt seems broken/pushed in; new weather strip

4. Patio door: seal between threshold and interior floor

5. 2 florescent light fixtures aren't working in the garage

6. Kitchen/breakfast area: Repair loose threshold; microwave lights on exterior underside aren't working; dishwasher leaks during use, may need to replace seal

7. Master bath toilet not secured at floor, wobbles when used - needs to be reset

8. Hall bath needs touch up on caulk at back splash

9. Inspect duct work for dryer vent - tenant says it's disconnected and not connected to vent location in roof/not secured to the wall

10. Flex conduit with wiring to hot water heater not connected properly

11. AC unit needs condenser clean & insulation around condensing lines

Hey guys! We have two contradicting reports on dry wood termite infestation at our quad in San Diego. One pest company recommends fumigation, the other recommends spot treatment and option to pay 400$/year for re-treatment with company's right to modify price after 2 years). How do I make an informed decision on which recommendation to go with? Thanks! Edita

Hey guys! We may have to fumigate our quad ( two 1-br cottages and 1 duplex). I understand we have to place tenants in a hotel. Please, share your experience; 1. How did tenants react to being at a hotel? 2. Do we need to cover tenants food also? 3. Is it advisable to fumigate after tenants move out since there are 3 separate buildings? Thanks!

Hello,

One of our tenants at our quad (San Diego, CA) said that "she definitely thinks there's some termite activity". We scheduled the pest company to inspect and provide us with a free quote.

My questions:

1. How many quotes should we get?

2. What questions should I be asking the vendors?

Hello,

Our property located in Fort Worth,TX had a foundation repair after which it was recommended maintaining a constant level of moisture in the soil near and under the house (by placing a soaker hose on each side of the foundation no farther than 12'' from the edge of foundation to water DAILY during hot and dry months).

Our property management company wrote a letter to our tenant explaining this, however I can not guarantee tenant complies. 

Any Fort Worth landlords out there? What do you guys do with your properties? Did you hire a gardener to do this?

Post: Moist crawl space (San Diego, CA)

Hey guys!

Tenant reported water on his floor, that was coming "from the walls", as he thinks, and on the floor underneath the oven and fridge.

We sent a plumber, and he wasn't able to identify the source of a problem. Plumber stated problem is outside of his expertise, since the only thing he noticed was a very MOIST crawl space underneath the cottage, all over, as if after a rain. Problem is, it hasn't rained in San Diego (this happened a week ago) in like 3 months!!! Why is the crawl space so moist? Plumber has no idea. He noticed no sewer smell, no puddles in the crawl space, nothing alarming.

Could it be a leaky irrigation? I do not know which vendor to call now to see what's going on! 

Please, advise!
