Hey there!


When is the best time to put the property on the market in Vegas? We have some time now to deal with a sale, but I worry putting a prop on the market in Vegas by mid-October won't be a good idea due to holidays and nobody wanting to move during holidays.

My husband thinks this rule is not applicable to Vegas due to hot weather, that October-January are a perfect time to place the prop on the market in Vegas.

We have no problem waiting till Jan 2019 or even May 2019 :) 

Thoughts?

Hey guys!

We currently have our auto (in California) and our 2 Texas rentals with Liberty Mutual. I haven't shopped around for insurance for a few years now, but I noticed a significant increase in how much we pay for our Texas rentals.

What REPUTABLE (with good/excellent history of paying out in case of fire) insurers would you recommend?

Hey guys! 

I am playing with the numbers to see if Pittsburgh is a market we want to invest in.

When analyzing the property, how much do you allocate for repairs/maintenance costs for older buildings in Pittsburgh?

Here's what I am taking into Expenses:

-P&I (principal and interest)

-Tax

-Insurance

-Prop mng 7% (since it's a multiplex)

-Utilities

-Vacancy 10%

-Repairs/Maintenance 5-25%

Logically, if it's a newly rehabbed property I'd do 5% for maintenance. Most Pittsburgh's buildings were built in 1900-1920 though... Do you go on a building by building basis to determine the % allocation for repair/maintenance?

@Greg Thibeaux I am glad you are happy with how your triplex got rented. I agree, some areas ARE to be avoided by investors. City is undergoing major changes and renovations, and you see a run down property for 40K-60K next to a renovated property for 350-450K I think it's a great place for flippers! 

I LOVE the city architecture... I wish I could move there but my hubby loves the sun and warm weather :)

@Greg Thibeaux It's always good to hear input from people who live in the area!

The high vacancy rates are from US Census Bureau (latest data is from 2015 for Pittsburgh region 10.6 New data will be coming out in September 2017 for year 2016 vacancy rates).

Also, I read in a Pittsburgh magazine that property managers are having a harder time renting units lately. Here's the article:
