If anyone is looking to build a DADU in Seattle and wants to get a bid, I have a great contractor in mind.  They are very familiar with the City of Seattle's approved plans and can take the project from start to finish. They have been focusing exclusively on building DADUs for private clients since the new regulations (prior to that I was their Listing Agent on all their new construction projects).  Ping me a message if you'd like their contact info.

Bothell and Kenmore (my current investment focus) have done very well and still hold a lot of value and upside relative to Bellevue.

I should also mention that my agency offers a 0% bridge loan for rehabs, which can be very helpful in house-hacking.  I love that your interested in house-hacking, it is a strategy I have repeated three times now personally (twice in Kenmore) and it has been VERY profitable.

Speaking to the good investment realtor question, that's my specialty. I'm an investor myself and offer discounted rates to other investors because they're my favorite people to work with!

Hi Dilip,

I've worked with a number of first-time (and long-time) investors (and I'm an investor myself). The Seattle Market can be tricky, but the gems are their if you know where to mine, and put in the time. 

Sometimes hitting your parameters will mean looking a little further north than you typically would imagine. I've also found success digging outside of what's available on the MLS with FSBOs, or expired listings.

I recently moved over to Compass in the Seattle/Bellevue market and I give it two thumbs up. One of the main selling points for me was their Compass Concierge program. Basically, Compass fronts the cost of home repairs prior to listing, so Sellers don't have to use their own cash, get a bridge loan or a HELOC. They charge zero interest which is bonkers to me, especially in the world of hard money loan interest rates. Offering this value-proposition has been pretty amazing.

Does anyone have experience rehabbing a fire damaged property? I have a sense of AVR which is in the $850,000-$950,000 range. What I need to understand is how much $ would need to go into it to repair. Please message me if you've rehabbed or flipped a fire-damaged property or are not afraid of doing so. I inherited this home and am trying to assess options: 1) Partnering with someone to rehab and flip, 2) Selling as is. Thank you in advance for any help you could offer!

I keep a running list of motivated sellers in the Seattle area. As of 1:30pm on December 19th, there are 170 self-described motivated sellers in King and Snohomish counties.

As an investor-friendly Real Estate Agent, tracking where you can find some additional negotiation room is one of the things I prioritize for my clients. Finding bargain property isn't the only part of investing, but every bit of an edge helps.
