@Jason Foster without a valid signature from whoever’s on the deed or someone who can legally signed for the deceased you’d be imperfecting someone’s title.

I’m not an attorney but I’ve purchased a lot of properties in Michigan. Without proper lien rights you shouldn’t record liens.

Contract assignments, double closing, and "wholesaling" are not predatory or unethical behaviors.

BAD people are predatory and unethical. 

Unfortunately all you have to do to become a "real estate investor" is just to say that you are one.

Soon enough the government will regulate wholesaling nationwide as they have in Illinois, Ohio and Pennsylvania.

Lumping all investors/wholesalers together as "Ambulance Chasers" is irresponsible.  There are millions of homeowners who are happy that investors exist because they were able to help them when a conventional transaction wasn't the answer.
