@Jason Foster without a valid signature from whoever’s on the deed or someone who can legally signed for the deceased you’d be imperfecting someone’s title.

I’m not an attorney but I’ve purchased a lot of properties in Michigan. Without proper lien rights you shouldn’t record liens.

We are headed for a HUGE CRASH.  Unfortunately we don't know if it will be today or 10 years from now.  

If you educate yourself, network with REAL investors who have a proven track record, and learn how to make money in up and down markets - real estate investing can be your key to FREEDOM.

Our lumber packages are up just about 50% on our new construction homes in Bruce Twp/Romeo!

Contract assignments, double closing, and "wholesaling" are not predatory or unethical behaviors.

BAD people are predatory and unethical. 

Unfortunately all you have to do to become a "real estate investor" is just to say that you are one.

Soon enough the government will regulate wholesaling nationwide as they have in Illinois, Ohio and Pennsylvania.

Lumping all investors/wholesalers together as "Ambulance Chasers" is irresponsible.  There are millions of homeowners who are happy that investors exist because they were able to help them when a conventional transaction wasn't the answer.
