I recommend Cleveland if you’re looking for cash flow. 10-15% returns aren’t uncommon for turnkey and even higher if you’re rehabbing yourself. I’d be happy to recommend neighborhoods as well as a great contractor if you ever decide to invest in the west side

I would highly recommend old Brooklyn as well as Kamm’s corners and west park. Properties in these areas tend to be affordable and cash flow well. I also recommend finding a contractor who does quality work and knows what buyers are looking for. I’d be happy to recommend an amazing contractor to you if you don’t already have one. I highly recommend Old Brooklyn, Kamm’s Corners, and Westpark if you’re looking for safe neighborhoods that cash flow. Homes built in the 40s and 50s are typically going to hold up really well for you and won’t have any of the maintenance issues that you’ll find in older properties. Find a contractor who knows what buyers want and does quality work. It sounds like you’ve got a great team so you’re in good hands. Best of luck to you

I'm working with a buyer who's looking to purchase off-market deals. I got an email from a wholesaler who has a property that meets all of my buyer's criteria. Who would pay my commission in this case (the seller, wholesaler, or my buyer)? How can I ensure that I'll get paid before I present my buyer with the deal? The last thing I want is for him to go behind my back to avoid paying a commission. Is there a form that I can have my buyer fill out that entitles me to a commission on an off-market deal (like a wholesale deal) before I present him with the deal?

@Payge Myers expect to pay anywhere from 1-3k before you can really settle down and start getting clients. Be prepared for a lot of unexpected costs along the way. Find a great company. I chose Keller Williams because I’m a fan of their training program and they offer “profit share” which is a form of passive income that agents can earn. Don’t pay too much for schooling. What you’ll learn is important but it’s not as important as a lot of the hands on stuff that you’ll learn from being an agent. Learn as much as you can so that you can hit the ground running when you get your license. Best of luck to you!!

@Mindy Jensen lots of stuff. Learning new things on YouTube, hanging with my family, staying in shape, walking my dog. One of my favorite things to do is trying new restaurants.

@Luke Davis this book isn’t directly related to real estate investing but I highly recommend “The Success Principals” by Jack Canfield. All of the principals are straightforward and can be applied to your own life. It’s personally helped me to be more productive, happy, set better goals and live with more purpose. @Joe Villeneuve I suppose it depends on how many classes you’re taking. As somebody who’s taken classes full-time, I can say that it would’ve been really difficult to achieve any kind of real-word experience in the realm of investing while I was in college. Not to say that it can’t be done though.
