Hi BP Fam My Company just picked up a 9 unit in Chattanooga I am looking to convert the daylight basement into a laundry room and possibly another unit. So far I haven't even been able to get anyone out to bid the job. Most people saying that the job is too small or they are too busy. Does anyone have recommendations for a contractor that might be willing to take this on?

@Scott Jensen sound like a 401k is the way to go at the moment I have no intentions to use the plan to invest in real estate. I would just like to continue adding to my retirement portfolio. I'm thinking of something like 5-6k per year not a ton as I am more on the lean FIRE side. My main retirement account is currently in a tax deferred TSP account I invested this way because I was in a rather high tax bracket and was wanting to reduce my taxes. Now that my tax rate is going to be very low I am looking at a ROTH plans and doing a Roth conversion but not sure it is possible with the TSP. Vanguard sounds like a good choice as I am planning on going the rather conservative route 50/50 to 25/75 total bond market index/ total stock market index.

I have already hit FIRE and and am well below official retirement age. I am looking to keep investing into a ROTH IRA preferably having one of my LLC make an employee contribution on my behalf. First is this possible/legal? If so are there any companies out there that can help with this? If it's not legal or possibly are there other options out there for me?

A couple of things I have thought about are adding heat to the warehouse as it is currently not heated and I've got a bathroom and laundry that are on the same level as the warehouse. I am thinking about walling off the current laundry room turning it into a bath and putting a door to the warehouse and turning the current bath into the laundry room. I have to do it this way because of the layout of the building.

@Gaspare U. those as some really good ideas. Unfortunately it wouldn't work as a garage because it is raised and has a unit under it. But I certainly like the idea of a gym and storage units. Both would be good in that neighborhood. If marijuana was legal in that state the Hydroponics farm would bring in great income unfortunately I think this state is going legal until it's legal on the federal level.

Just purchased a 6 Plex that has 4 1/1s a 3/1 and a 1500+ Sqft warehouse / workshop unit. The property is non confirming so the city won't let me convert the warehouse to units even though I am in sea of residential. I am looking at ways to increase my NOI. The warehouse currently rent for $550 and each of the 1/1s for around 700. I would have liked to turn the warehouse into 2 2/1s but city says that's off the table. What ideas do you guys have for value add?

@Trevor Ewen bank integration would be nice but I'm worries that it wouldn't sync up with the banks) mortgage companies I use. I tried personal capital and mint and the bank sync up never worked right with some of my banks/mortgage companies.

@Kevin McGuire I have been thinking about QuickBooks. I think it would be good for when i hire someone to do my books for me. I am guessing most or nearly all accountants and bookkeepers are familiar with it. I also bet there are alot of tutorials on YouTube and other places.

I'm your typical BRRR investor. I currently have 17 units. I need to keep track of all my expenses on my rental units and the expenses of 1 or 2 rehabs a year. I am currently using Excel to keep track of all of this. Maybe I should be hiring someone to do it for me. What type of accounting software can you recomend what do you use? Excel QuickBooks freshbooks what are the advantages?
