Wierd 6 Plex looking to squeeze out a little more value.
Just purchased a 6 Plex that has 4 1/1s a 3/1 and a 1500+ Sqft warehouse / workshop unit. The property is non confirming so the city won't let me convert the warehouse to units even though I am in sea of residential. I am looking at ways to increase my NOI. The warehouse currently rent for $550 and each of the 1/1s for around 700. I would have liked to turn the warehouse into 2 2/1s but city says that's off the table. What ideas do you guys have for value add?
