@Brandon Hershey or @Alyssa Strom just curious if you would mind sharing those insurance folks or working with you, or through a contact of yours, to get a quote on a triplex.  Having the same issue with pretty high quotes coming back.  Wondering if there are any folks that specialize in this niche or something and can come in more reasonable.  Thanks for any help.

Located 30 minutes from Wisconsin Dells and according to Rentometer could get $800+ / month in rent.  Tax assessment of $59k and comps suggest mid $65k.  Currently vacant.  Property needs siding and some foundation work as well as new flooring, paint, and some kitchen and bath updates.  All in, should easily exceed 1.25%

...what everyone else said.  BP podcasts especially.  There is also a book in the Millionaire series called "Flip" that you could pick some good things up in but J Scotts book is a good one for sure.

Repeat again, BP podcasts.

There are many other podcasts out there as well.  Danny Johnson has a decent one called Flipping Junkie and if you go back a ways in the feed you will see a whole series where he interviews people talking about each step of the process from start to finish.  You still need to fill in the gaps with something like those books but its good info.

Hey Jacob,

I am with many others when they would advise against the guru approach.  However, in this case I happen to be a student in the coaching program you were wondering about.  It is an investment to be sure but I think it has been worth it in terms of preventing me from making some mistakes that I otherwise would have being a new investor.  The benefit with this particular program is they actually go on site with you and help you throughout the entire process.  Unlike others, while they do have many contacts, they do not funnel you through to their hard money lending program or anything else.  I can give you more details and my experience so far if you PM me. 

I think it's up to you to decide whether now is the right time to invest in yourself.  Personally I would pay off that dept and then get into the program as long as you can afford to do so, but don't do it if it's too tight to sustain for at least half a year.  You will also need additional cash for your marketing efforts, unless you can commit the time to door knocking and driving for $ all day.

Others have kind of hinted at it but one of the things I hear from other investors a lot (podcasts or in my own network) is inherited tenants are usually the ones you end up having all the trouble with.  It is a matter of expectations from previous to new landlord.

Whatever you do, set the expectations with them up front.  This is How, Why, and When it will happen.  Period.  Have the systems in place and stick to the system.  That will hopefully clear everything up and if nothing else clear the spot for someone you can vet from the start and set those expectations with up front.

Disagree that Madison is the worst place to invest in.  Corina has a point regarding difficulties with regulations in the cities outlined.  That said, there are plenty of people making money in each of these cities as landlords.  It's more about buying right, performing your due diligence, and of course managing your tenants properly with good property management.  The same advice is provided on fully 1/3 of all BP podcasts.  

More of a problem would be finding these 2-4 unit properties IMO. You would need to market actively as (with just about any other city as well) good options are not going to be found on the MLS these days.

Personally, regarding investing in this area the current opportunities are definitely more geared towards the flipping and wholesaling strategy.  I know many who are doing quite well with them right now.
