I have been doing my own research on these. Although I haven't pulled the trigger on any yet a couple keep coming up - Investor Carrot and Lead Propeller. Both have their warrants and both cost $ but seems like they might be well worth it. In either case, seems like a better solution than building your own or paying someone locally without any REI experience. In most cases you are likely to pay more in the end with your time or your money, or likely both. My two cents anyways.

Also new and agree on the reading.  That is all I am doing right now until I attain enough knowledge, though at some point you do need to act.

Found this book list on BP, would recommend starting with Brandon's Rental Property Investing, or BP also has some flipping, tax, financing, etc. books all of which are in my queue.
