Thanks for the input.  The point regarding 50+ following the video is great.  You are probably spot on with that one.  I wonder at this stage anyways how many people would make it to my page where this would be a problem though.  Regardless, think for those looking to implement this type of video it would be a good idea to slow down the graphics a bit so it is easier to follow for all.

And this was actually a Fiverr gig I gave a try. Did a pretty good job in my opinion.  I wasn't sure on it but gave them a shot and overall am happy.

Hey guys,

I know there are some in here that have tried out YouTube videos.  Curious what your experiences are and if you could give me any advice regarding the video I just had created for me.  I wrote the script but can have them revise it so I am looking for some thoughtful opinions on what you think and what can be improved in this video or just in general what you have had most luck with.  I went with the white board video because I think it does a great job of telling a story and communicates very effectively on the pain points we try to hit on.  Has that been the case for you or have you had better luck with in person presentation style vids?

Definitely take the previous advice here about 'block to block' etc.  However, a good starting point could be Trulia.  Their crime info is about the only reason I use their site.  Type in the address and scroll down to the crime section.  Obviously all of these sites also give school info, etc. which usually falls in line with the crime info pretty close.

Hey guys, in the marketing phase and getting a few leads, mostly just lukewarm but need to line up a couple of dominos for after we land something solid (house flip).  One big one EVERYBODY seems to focus on yet have the hardest time with is contractors in general.  

Anyways, curious if anybody here has had good experience with some GC's in the Madison and surrounding areas they would recommend.  Thanks

@Henry Montgomery III Certainly wouldn't hurt.  If you want to appeal to motivated sellers (and you want to at least consider making it a site for ONLY motivated sellers so you keep your focus narrow) you can make the determination of what you want to do with the leads you get.  I think many decide based on the potential profit of the different options (wholesale, flip, or rent) and go from there.

@Dustin Verley Hey just to be clear on the back linking they are still helpful but the search engines will definitely knock you down in the rankings if you are getting a bunch of crappy links from places unrelated to your website topic or keywords.  There are a number of 'black hat' places out there including SOME on Fiverr that will create hundreds of links to your site.  The result will likely put you on page 1,000 within a week or a month.  Need good quality links from authoritative sites, that will help a lot.  

As a side note Danny (Lead Propeller) or Trevor (Investor Carrot) have great education related to SEO among other things to do with ranking your website organically, along with other things including PPC, etc.

And since I am touting these guys a lot right now I should mention I am not an affiliate, just was impressed with both products.

@Dustin Verley Good points.  Particularly when it comes to the content plans with some of these developers it would be a good idea to revise and customize it for your market and to make it more unique.  Would also advise customizing logos, pics, etc.  I think my point and from where I am coming from I was happy to spend the money to get in with a reputable company that I thought was doing a good job so I can spend my time on other matters.  I still tend to and intend to write my own content on a regular basis but the plans these companies have setup for dripping the content into place really help with the sustainability of content creation.

Also to your point about backlinks that is a huge red flag now days with Google.  Definitely need to employ white hat only techniques.  I saw Fiverr mentioned somewhere on here.  For logos and design they might be a good choice but in case anybody saw backlink building as a gig STAY AWAY as you are likely to get somewhere close to sandboxed for doing so.

Surprised nobody has mentioned the paid investor site options.  I think there is a sense from many that they can do all of their own development or pay somebody to do it cheaper.  I personally disagree but you have to come up with what works best for you.  

I was also trying to figure this out a month ago and went with Investor Carrot.  I think they and maybe Danny Johnson's product with Lead Propeller are two very good paid options that offer both content on a regular basis and great SEO foundations to rank faster than you would doing it from scratch.  By faster I mean a lot faster as they take a lot of the guess work out of it and help a lot through the process.  When you consider a standard flip deal can be worth well over $20k why would you care about spending $900 for a good site - even if you only got one good lead.
