Because you hadn’t spoken (written) to this aspect contractually, it is what it is. If, as you have indicated, it was a plan that would be affected by such actions, you should manage that with specific contractual language.

I've used a credit card, but as a transfer mechanism, not as a source of funds, which it sounds like where you are at, and if so, don't do it.

Nothing stops you from approaching any seller at anytime and engaging in negotiations. They may have any number of obligations, which are not your concerns, other than understanding their motivations. If you have chosen MLS properties as a market segment, you may want to reevaluate that, as organized realestate inserts their interest in between you and your prospect.

Step it up. Meet 10 new a day, exchanging business cards and ideas. Then follow up with a phone call on a forward schedule. Take notes on everyone’s personal interests. Lunch takes way too much time to advertise yourself, unless there is that special relationship. Make it the real reason you attend any gathering. Personally, I have to force myself to engage in those activities, whereas it’s a natural for my wife to work a room full of people. She introduces me to way more people than I’d naturally greet. This is so important that you may consider investing in a Toast Masters club, or at least practicing interacting with strangers on a daily basis. Make it a plan to meet one new person a day in your normal course. During conventions and gathers is when you crank it up.
Some people exercise to tone, some take courses to learn, others practice to perfect. As a Realestate agent, you must let people know who you are and what you offer. Learn the skills of social interaction.

What is your role in the transaction. If you are a party to the transaction, you may have a case for action, dependant on the contract language. If you are not a party to the contract, you are an observer, possibly an advisor.

You, and your agent, made a mistake in not taking the offered amount and including it in the contract. This is likely a case of an agent trying to please, but inexperienced in ‘the big picture’. The sellers have retracted the offer, so be it. Better luck next time. I’d still go after the agent to make it right. Maybe they can connivence the seller that if they were willing at one point, they know it is sub par and can include it. Put the fire under them, saying we had it and you lost it, now make good.

Refferals should be a major component of your business. Conferences offer a great opportunity to meet a broad mix of practitioners. I consider this to be of greater value than content.

Our local contracts are typically ‘as last viewed’, and as such, we don’t do a final walk through. Any shortfalls on possession day are itemized and driven back against the sellers.
