Sales contracts typically call for municipal compliance. Unpermitted electrical is non compliant. Your exposure is in the contract language.

How was this credit dealt with in the contract?  If your agent failed to capture that value for your benefit, with contract language, they’ve erred and should be held accountable

Yes, just pull the permit, get the inspection, and done. A professional isn’t going to adjust your asphalt, so don’t bother. You may need a plot plan and accurate layout indicated, but you’re permitting dept will have a list of what’s required.

I suspect you mean someone has submitted an offer. No big deal, it happens frequently. Who ever is advising the parties involved needs to be cautious. You don’t mention your role in the deal.

Things were looking good in Calgary just before Covid, but that has changed. I'd suggest Sherwood Park 

If it hadn’t a hot tub on it, it’s unlikely rated and would require a substantial redesign. Most installations I’ve seen have specific support for the tub, separate, but possibly connected to decking.

solo is freedom and allows short term decision making. Partnerships are longer term, with reduced liquidity. Proportion your portfolio accordingly.

Mailing to absentee owners, isnt that an oxymoron ?  I pull title, then get on the phone and seek a relative who knows the owner. Some resist, but most make a contribution of some sort, that eventually lead to a yea or nay.  Court dockets, google, neighbors, property maintenance, somebody knows something.

Curious, if it's your 'client', are you offering any allowances that are intended to pass along to agents assisting them. 'Difficult' clients often require a surcharge.
