In regards to fiduciary, it depends on your established relationship with the Realtor. I submit letters of interest to Lawyers that represent homeowners, as they have a fiduciary obligation to forward those to their clients, unless directed not to. 

Remember that the industry is largely self regulated, complaint driven.

It can make a big difference. First, consider that approx 80% of Realtors are relatively new in the trade, lacking experience in the transaction, failing to seek help when in over thier heads, and ducking adversarial relationships.

I invited 4 Realtors to bid on my last home sale listing. Thier recommended sale prices varied by $100K, with varied word jumble to justify. The local Realtor gave me the highest price, and sold it in 3 days. Any of the Realtors could have sold it at that price, they just didn't have the insight to properly price it.

Lets not forget to mention that often the top listing Realtors dont have a problem in pressuring you into price reductions. That's how they get there.

Now there's a concept, discover a vulnerability and leverage it for gain. When you think about it, there is a large portion of the population that are tinkering on the brink, and with just a little shove, they're no longer a pediment to your dreams. 

Personally, I like to help people get ahead.

Could be though that they are just taking advantage of a good thing, and thier free ride has run it's course, and it's time to face reality. 

Every business person runs on thier ethics. You may have inherited some base lines, but only through experience can you cement in your mind what makes you who you are.

mud from the 70's has asbestos potential. Dress accordingly. 

In my experience, wetting, then scraping off with a broad blade, is most efficient. A surface that's been painted may be more difficult.  My neighbor sanded his down to a knockdown type finish, which looked quite good.

One needs to feel good with thier decisions, as it affects others. As a business, you need to get to market value ASAP, but your compassion might say break it down over a two term period. 

One thing I did to soothe my conscience in a similar situation, was to cover the moving costs. A rental truck and a couple of laborers did the move in an afternoon, for under $300.

Ask for a list of recent completions and speak to the new owners. The builder likely won’t supply anything but the address so it’s on you to knock on their doors.

Your best tool is a Realtor familiar with the neighbourhood of interest. You should however evaluate and compare all resources to build confidence in any pricing arena.

Can you define what a ‘prospect’ is in your business dealings?  A ‘lead’ is identifying that prospect through some basic qualifying process. When you cold call, you are applying a qualifying process, amd those that pass, become leads.

The one thing that I see a lot of the younger generation being highly successful at is working the social media platforms. I’d recommend chatting with Realtors and offering to promote them on those platforms. Marketing is a huge component of their business.
