Should I cash out refi $177000 and buy rentals or cash out refi and hold cash until a crash. Or just finish paying off 67,000 and have it paid free and clear?

I am looking for a contractor. Right now I am contemplating a deal but need to see how much a 4 plex to hookup a washer/dryer in  each unit

I am looking in January to get my first Muliplex. Here are two types. One is more like an apartment style some have an HOA others do not. The other type is like a duplex or triplex some also have a small house on the property also. Could you tell me pros and cons and if you have a favorite type over the other. Lets assume both properties cash flow the same. Which style would you pick?

I have been studying for the last few months in January I will be looking to be getting my first duplex.  Would anyone be interested at looking a my 10 year plan and see if you can make it better. I cant post it on here since it is a word document?  I can email it. By buying multiplexes 16 doors I could be making 100,000 ish in cash flow annually. Basically 5 years acquiring and 5 years paying them off.
