Thanks for your input. Raising rents seems easier. I will also ask my property management to see how they deal with water payments. I just want to see when running my numbers what makes sense because $100 per unit does add up. Thanks

I am looking into mutliplexs. If I make the tenants pay for water and garbage my numbers work on many. Electric meters are usually separate on most but how do you split water bills or get meters for the water usage? If I pay for water it is hard to make my numbers work.

I got my numbers from the mls suggested and on zillow looking for comps for that area with similar square footage. How do you estimate rents

Thanks for looking over my numbers. I will had $3,000 for closing costs. When determining capex and repair I was using Brandon's examples from bigger pockets. Is 10% what you use? Yeah it is odd that it has been on since July. I would look into why it has been on the market if this wasn't practice. Do you have any tips when analyzing numbers with the calculator?

I am looking for a realtor in Arizona that specializes with assumable mortgages. This seems safer then subject 2 deals but all the benefits with little down. Not the 20% with a conventional loan.  Any contacts? or wisdom?

I am looking to do my first investment in Phoenix on a muli family unit. I am looking for financing even a mentor to show me the ropes. I don't have the 20% the bank needs. I want to get started and really don't have to wait a couple years to have the 20%
