How would I get a loan for a new primary residence without income verification? I’m thinking of buying a duplex and living in 1 unit, renting out the other though I’ve quit my job and currently living off of my rental properties.

Hey all,

I'm thinking about quitting my W2 and starting my own cleaning business in Pensacola, FL. Do you or anyone you know in the Pensacola area need a house cleaning service for your AirBnB and/or VRBO? Will be planning to start managing the cleaning services myself and then hiring additional cleaners as I scale!

@Mike Hern thank me for your reply, and it make sense to pull it all out in case the bank changes their mind. Wouldn’t you have to start making those monthly payments (with internet) once you put it all in the bank??

Hey All,

I'm interested in understanding what my HELOC options are to either buy more real estate or to use for business purposes. I just recently got laid off from my W-2 about a week ago (I am actively interviewing) so I wanted to know if there are HELOC options that do not validate income.

For context, I have 6 properties (4 STRs & 2 LTRs) that are all cash flow positive. Of these 6 properties, 3 of them I purchased in 2021 & 2022. I would qualify with my credit score. My previous 2 years of tax returns look good too though when I had my W-2 my DTI I believe was around 45%. This is due to the fact that 3 of my STRs do not have 2 years of tax returns.

Do I have a no income validation HELOC option or do I need to wait until I can another W-2??

Hey BP,

Like many of you, I have been reading religiously about where the market currently is, the upcoming market trends,  & a potential market correction. A market correction maybe happening within 2-3 years or maybe it'll in 3-5 years. I've been seeing market corrections that people predict are catastrophic and many others who say it'll only be down 10-15%, who knows.

I also read a couple of articles with real estate "market experts" mentioning they would advise homebuyers/investors to purchase properties anyway they can now just to get in the game (without being overleveraged) and then refi once there is a market correction.

My question is, why would I refi during the next market correction? I already have interest rates that are sub 4% which compared to the 80s & 90s are pretty competitive. I understand rates will come down though so will my equity. Make it make sense please!

@Nathan Gesner all great insight! 

I listened to AirBnB's CEO discuss the topic of domestic travel & AirBnB listings which they are forecasting record numbers again for 2022 & they are short by at least 1 million domestic AirBnB listings which indicates that we should be experiencing higher rates/more bookings or the CEO is just dead wrong and is only catering to shareholder confidence. I'm hoping it's the former.

@Andrew Simms I tried searching VRBO's market dashboard and cannot seem to find lead times. Is there a specific tab/place on the my VRBO Owner Dashboard to locate lead time?
