If all else is equal and there are no renovations needs, which option would you pick?

Hey everyone, 

I have received some feedback that I need to run the numbers through the Rental Property Calculator. The only problem is, I'm in need of help with it! Could somebody spare some time to help run me through this exercise? I normally use Zoom for virtual meetings at work so that could make things a lot more convenient to just share our screens!

I'm planning on buying my 1st single family home in Spring 2020, and was looking for advice for the most you would recommend spending. It's a small city market (Pensacola, FL), and I'm not looking for a fixer upper. Looking for a 3+ bedroom in a good condition in a decent location. The median home value in Pensacola, FL is $145,000.

Any advice will be helpful!!
