We did the same and financed some homes from Legacy in 2022. We had them delivered to a park in Auburn, Alabama. I would not reccomend them at all in you are in an area of with alot of moisture or rain. I would not due business again due to the nature of the financing terms and the home quality.

We have multiple MHP's and RV Parks in the South east. Sure everyone wants to make money but it can feel a bit empty when not giving back into something larger then yourself.

One of the major things you guys are missing is the ability to give, and then get back. Create a community where people are proud of where they live, have a sense of community with friendships and make alot of money at the same time.

We started with a couple parks that had majority POH's. Then after stabilization after upgrades we began to sell (usually in the form similar but different than a RTO) the homes off to tenants. The parks are now take a couple hours a week for management and people in the park are always willing to help out.

Robert, I know of an unlisted midtown 4plex for around 1.2mil that owners are thinking of selling.

Todd shoot me a PM with your info. I started with 1 house in Atl a few years ago and just closed on a 51 unit property. If you work hard and efficiently it can come quick. 

All the DF people want a beach escape house that can give them a break from concrete jungle. (City is amazing, but lack of green space and nature) He is not sure which type of property, but no condos.

Hi all,

My business partner and I are buying our 1st midsize 51lot mhp in mississippi. We both live in Georgia. Next year I will move to Florida. I will have quite a bit larger ownership stake. Any advice on which state to start the partnership llc, Miss Florida (no state income taxes). Anyone that could help me navigate this and the formation structure? I do have a good tax guy, but he will talk my ear off for hours and is not well versed in real estate.

Excellent, thank you very much Ken. Current property manager seems to do a great job but is paid almost %11 of gross and also cuts grass for additional pay.

My partners and I are about to under contract on a 51unit park with a lagoon in South Western Miss. We are looking for any companies or other park owners around the area that could give some advice on some DD inspections. We would also like to learn about any other property/asset management companies that operate in the area. PM me and I can send over more park information.
