I did this exact size bathroom this year. 30" vanity, new tub, tiled from floor to ceiling white subway tile on 3 walls and like a black slate tile on the back of the shower with a cut out for a soap dish. New toilet and some drywall, all new fixtures and valves. Was about $1600 in material only. I had to watch a few YouTube videos along the way but got it done 100% by myself in about 7 days .

If you want to go FHA you will have to fit into their box. So you either need to get a steady job for 2 years and save more money.. Or partner with someone with a W2 job maybe get a 4plex? Or spend some money marketing for a property that someone will owner finance you. I suggest get a real estate based job, learn as you earn. A W2 job would be safest or you can become an agent, but honestly doesn't sound like you have the hustle for it. No offense I don't either ! This is not a quick easy route to riches it's long, it's hard and it takes a lot of time. You really have to have a passion for something or you will fail like so many do.

Where do you find these land deals ?..and how do you determine the sell price I guess it's worth what someone's willing to pay for it but how do you know that number before purchasing land ?

A million dollar house is not an investment. A lot of people would argue your personal residence is a liability and I would agree.

If you don't want to move I guess rent and invest your money. The California market could very possibly be peaking I wouldn't be jumping into it right now. You could buy like 4 turn key rentals with that money and would cover your rent. Or just loan it out like private money and collect 10 to 12% on it. Just my 2cents .

The supplier does they're called prefab or blanks still cost about 10$ a sq to have them installed but yes very cheap !

Yea I know labor and material cost are different by location. Here in DFW 1$ a sq for anything click together is pretty standard. The LVP I get for $1.50 is rigid core with the pad built in and doesn't scratch 100% waterproof.. I feel like everyone says this one is higher quality but I don't see the difference between the 1.50 and the 4.00 one. I looked up that paint looks pretty cool ! I have yet to get a project where I got to save the countertops but maybe someday. The problem is I can get a 9'X 25.5" piece of finished granite for 110$ at the cheapest and about 220$ for quartz. It's almost as cheap as formica.

I don't know what rustoleam painted countertops are but I will be checking youtube as soon as I finish this comment lol...also you are paying too much for the LVP flooring I know we are in different states but I get it between 1.50 and 2.00 a sq 1$ install ...maybe shop around a little. Anyways great Brrrr keep on moving !

I got my first credit card for a flip this year only a 5k limit but I maxed it a few times paid it off got a lot of cash back but I also maxed another card and tried to apply for a third long story short my credit dropped 100 points . I'm sure it will bounce back and luckily it was at 760 so still not horrible.
