You should get some lines of credit while you still have good job history. I made this mistake by quiting my job without thinking about the ramifications. I had a house with 90k in equity that I could have easily set a heloc on but I tried a month or two after quiting and no one would help because I didn't have a job to pay back the potential loan. Also you should be doing a live in flip first renting out your rooms that's where that 90k in equity came from a house I lived in for free for over 4 years. Use the FHA loan while you can then quit your job

Being too involved in the work on my own flips has always been an issue for me. I was doing the tile backsplash on this flip Wednesday the 15th of this month figured after grouting Thursday and putting in appliances and cleaning I'd be done and ready to list..unfortunately I didn't sleep all Wednesday night because of an extreme abdominal pain. Long story short ended up in the hospital after 10+ hours of constant pain with appendicitis. Had emergency surgery and was recovering by Thursday afternoon. What wasn't happening was my tile being grouted or the house being cleaned. Usually there is a question involved in these forums but maybe the point of this story is to show myself it doesn't save time or money swinging the hammer in your own deals for 1 and second probably smart to have health insurance even if you're really healthy lol..

On a funny side note at 2am when I was high on morphine and muscle relaxers I guess I was explaining in detail how I would pay for all of my medical bills by acquiring enough rentals to cashflow the payments which lead to recommending BP podcast, her telling me I changed her life, and ended with her starting Richard poor dad on audio before her shift ended so at least I got to help someone see the light lol

Hustle! If you are working a 40 hour job sounds like you have 20 extra hours you can be working a week to me. If you're already working 60 hours get a better job if it would take years to save 10k you're not making enough. Maybe get a new side hustle preferably in real estate. Become an agent not sure about your state but in Texas takes less that 6 weeks and cost 600$ you could make 10k in 3 or 4 small transactions or in 1 big one just got to hustle "I can't afford that" no! How can I afford that! If you want it bad enough you will make it happen!

Awesome if you do get a deal let me know and they say you have an 80% better chance of getting a call after the 5th mailing to the same person so you got to commit to stick with it no matter the results

List source is where you can buy the list but I suggest listening to the podcast they talk about how to do it in detail. Also depending where you are it might not he worth it . Like I live in DFW in Texas and there are companies spending 100k+ a month in mailers and I've heard of people getting 10 letters a day so I dont waste my time doing it. Works for some people

I'll try to keep this short..I hired a contractor, he seemed like a nice guy and is also an investor. I was having 60 sheets of drywall/ paint and texture of a 2100 sq ft house. Most bids came in between 7-12k, he said he would do all the paint texture and do all the floors 100 0 sq of wood look tile 1000 sq glue down hard wood also install all the new doors and rebuild a stair case all for 11500 . Too good not to go with him. The drywall texture and paint Went on quick and looked great the stairs didn't look great don't think his guys knew what they were doing but looks ok I guess tile was being put in by a handy man very bad very slow I made him take it out, second time wasn't as bad but did the wrong pattern after telling him I wanted it set random 58 times so told him I wasn't happy and he came and took it up again and stayed late to redo the right way so by this point we are 3 weeks past the end day and its costing 2000 a month to hold so finally found someone who could tile got that done now just waiting for baseboards touch ups and the stairs to be painted every week he says I'll be done Friday with everything but then his guys got show up 3 days that week or 5 and I'm pretty far ahead in the payments at least. The only reason he comes back but this is taking way too long and time is costing me I do have it in my contract that he signed that if his guys aren't on site 5 days a week I can back out with out paying for any unfinished products which he has done that almost every week but I dont want to be that guy just want my project done he's 2 days away and no one showed up today..what do you do ....go!

I wrote a whole post on it... it's not really the area I'm not in that state and bought a duplex site unseen for 3500 and no I didnt forget a zero lol
