Interesting! Yea I guess when I'm structuring these "potential deals" I'm trying to make it attractive to the buyer. I guess I will have to find that sweet spot where it can sell and have good terms for me and them. It's hard to know how easy or hard it will be to sell. I know if I got a property here inside the DFW it won't be hard at all but those properties are on the higher end.

What are the main drawbacks? Besides not getting the appreciation or the tax write off of the depreciation. Seems much more advantageous than a brrrr deal...I saw a post trending yesterday the guy was putting up 30k on a turnkey company to cashflow 26$ a month.. lol

Thanks I'll keep that in consideration. I will try to structure my notes at 10 to 15 years. I would prefer to hold all the paper myself but if I buy with an interest only loan it's not really an option.

So I want to start creating my own notes. I have a plan to buy a sfr maybe fix a little and sell with seller financing. An example note would look like this:

90k note 20year term with 9.25%

Home value 110k

Seasoned for 12 months

Note will be professionally managed by 3rd party

Note created with proffesional RMLO

So what should I expect when selling this kind of note ?

Where would I start looking for note buyers ?

Or could I take this note to a bank as collateral for a loan to pay myself or private lender back ?

I'm new to this whole note investing side of real estate. My question is if I created a note let's say a 90k note at 9.25% 20 years total on a SFR worth 110k preforming well for 12 months what could I sell that note for and how hard/easy would it be to sell?

Go call or sit down with 12 different small banks/credit unions tell them what you need only talk to small banks. Someone will help you, they want your debt and you can play them against eachother. Think of them like car salesmen not like you're asking them for a loan. They will compete for you !

I should probably add I already owned all the tools necessary for this job and this was not my first bathroom. And I still had to watch some youtube videos. I suggest getting some bids for the job first at least 3. Then do it yourself . That way by the end of it you'll know it's worth it to just pay the pro when you can afford it lol.

60k woah! different worlds lol. I have a guy here charges 3800 labor to do that job down to the studs. If I was going to bid it out probably be 10k but I guess if 60 is standard go for it .
